1.16 Acres

3 Bedrooms · 2 Baths · Built 2017 · New Roof September 2025

This Northwest Hills home for sale sits on 1.16 wooded acres at the quiet end of a hillside street, built in 2017 in native limestone and board-and-batten and finished to one standard throughout. The roof was replaced in September 2025, which takes the largest near-term expense on a nine-year-old house off the table before a buyer ever walks in.

What sets it apart is what happens outside the back door. A cedar-beamed covered patio holds a custom stone outdoor kitchen, a flagstone fire pit patio sits beside it, and the whole thing is tucked against a limestone bluff that is lit at night. It is an outdoor living program rather than a slab and a grill, and at this price in Kerrville that is unusual.

Inside the Home

Stained concrete floors run through all 2,168 square feet — warm, seamless and about as durable a floor as a Hill Country house can have, with no carpet to replace and nothing to buckle. The plan opens from the entry into a single connected kitchen, living and breakfast space.

The kitchen is built around a stone-base island with granite seating for four. Custom cabinetry, a glass mosaic backsplash, under-cabinet lighting, stainless appliances and a walk-in pantry do the work, and the same granite carries through the house to the laundry room — a small detail that tells you the whole house was finished to the standard of the rooms people photograph, not just those rooms.

The living room sits under a tray ceiling with built-in shelving flanking the television wall. A separate formal dining room opens off the entry, which gives the house a second gathering space that most open-plan homes this size give up.

The primary suite is on its own side of the home. The bath has a double granite vanity with a center linen tower, and a walk-in travertine shower with a built-in bench, a glass mosaic accent band, a pebble floor and both a fixed and a handheld head. The walk-in closet is oversized and built out wall to wall with shelving rather than left as an empty box. Two more bedrooms and a full bath with a tiled tub and shower sit on the opposite side.

The Outdoor Living Space

The backyard is fenced and backs directly to a cut limestone bluff, which gives it a wall of Hill Country rock instead of a neighbor’s fence line. A covered patio with exposed cedar beams and a ceiling fan runs along the back of the house, and the custom stone outdoor kitchen built into it carries a sink, a built-in propane grill, a charcoal grill, storage below and a firewood niche, all under its own lighting.

A flagstone patio with a built-in stone bench and a fire pit sits a few steps away, linked to the covered patio by a flagstone path. Landscape lighting runs along the bluff face and through the beds, so the yard works after dark as well as it does in daylight — which, in a Texas summer, is when people actually use it.

The Garage, Workshop and Storage

The two-car garage is heated and cooled, with an insulated door and built-in shelving down both walls and a workbench in place. It is a usable room year-round rather than a hot box in August, which matters to anyone who works on cars, woodworks, or simply wants storage that will not cook. Above it, the attic offers a large amount of additional storage. A camera surveillance system with a dedicated monitor in the kitchen is already installed and conveys.

Living in Northwest Hills

Northwest Hills sits north of Interstate 10, outside the Kerrville city limits but only a short drive into town. That combination is the reason people seek it out: acreage lots and quiet, with amenities you would normally only find inside a city. The subdivision has two swimming pools, tennis courts, a clubhouse and a play area, and residents collect mail from secured boxes at the neighborhood entrance. Water is supplied by a central system through Aqua Texas, and properties are zoned to Kerrville ISD.

Kerrville itself is the seat of Kerr County, set on the Guadalupe River about an hour northwest of San Antonio. The City of Kerrville publishes a useful overview for anyone weighing a move here, the Kerrville River Trail follows the river across town, and downtown Kerrville holds a working main street of restaurants, galleries and shops. Schreiner University and Peterson Health are both in town.
